Some of our clients have already mentioned that they are wanting to work towards a mid December completion. Planning ahead helps you reduce stress and prevents last-minute panic. We are all for that!

This year, we close at 1pm on Wednesday 23 December and reopen at 9am Tuesday 5 January, 2027.

Lenders will set out dates nearer Christmas as to their cut off dates for sending and receiving requests for mortgage funds. This may affect your ability to complete. Please discuss with your dedicated conveyancer. As a result, we expect the last day for completions to be on Thursday 17 December and the first date for completions to be Monday 11 January, 2027.

This will be on all transactions, whether mortgaged or not. Please keep this in mind when considering completion dates.  

Regardless of what you and the other parties in a chain hope and intend, there is no guarantee of any particular time frame, due to factors that are out of our direct control such as possible delays from lenders, valuers, surveyors, search providers and other law firms.

We will of course, as always, aim to get transactions completed as soon as we can.
