The increase SDLT will be 2% of the price between £125,000 and £250,000, meaning anyone buying for over £250,000 will pay an extra £2,500 SDLT.
Lenders have set out the latest time they will accept Certificates of Title/request for funds for the end of March, which impacts the conveyancing process.
Lenders have learned from experience that such measures lead to increased transaction volumes in the run up to cut-off dates and in a bid to stem the flow of "last-minute" requests for release of funds lenders have started to announce to the conveyancing industry, the latest time that such requests will be accepted
Given that we always request funds for the day before completion, and most Lenders require that we give them 5 working days to request funds, we will need to request funds no later than Friday 21st, for funds to arrive no later than Friday 28th to ensure completion on Monday 31st March.
Humble & Clark's policy will be that if exchange has not taken place on or before 21st March, completion will be AFTER the 31st March SDLT deadline.
This applies to whether our client has a mortage or not and, due to the volume of work during this period, will apply to ALL conveyancing transactions.
